Stamp Duty Breakdown
BSD Rate Structure
Non-residential properties are subject to Buyer's Stamp Duty (BSD) only. There is no Additional Buyer's Stamp Duty (ABSD) for commercial and industrial properties.
Key Advantages:
- No ABSD regardless of buyer profile (Singaporean, PR, Foreigner)
- No restrictions on number of properties owned
- Same BSD rates as residential properties
- No cooling measures or loan restrictions specific to property type
Note: BSD is calculated using the same progressive rates as residential properties.
Commercial Properties:
Office buildings, retail shops, shopping malls, hotels, serviced apartments (if zoned commercial)
Industrial Properties:
Factories, warehouses, business parks, industrial land
Mixed-Use Properties:
Properties with both residential and non-residential components. Stamp duty is calculated separately for each component based on their respective values.
Important: Shophouses with residential units above may be subject to different rules. Consult IRAS for specific cases.
- Financing: Commercial property loans typically have lower LTV (50-70%) compared to residential
- GST: Commercial property sales may be subject to GST if the seller is GST-registered
- Rental Income: Rental income from commercial properties is taxable
- Property Tax: Commercial properties have different property tax rates (10% flat rate)
- Zoning: Ensure property zoning matches your intended use
Calculations are based on current IRAS BSD rates. Please verify with IRAS and consult property professionals for comprehensive advice.
